Swapping homes
If your current home no longer meets your needs, there are different ways you may be able to move. The quickest way is normally to find another tenant to ‘swap’ with.
What is a mutual exchange “swap”?
A swap is a move that you arrange directly with another tenant. Once you have found someone you would like to swap homes with, Tai Tarian will guide you through the application process, carry out the required property and tenancy checks, and prepare the legal and contract paperwork. We do not choose exchange partners, but we will support you through each stage of the process once you have found a match.
Register for a move with HomeSwapper
If you would like to move to a different property, you should register with HomeSwapper.
HomeSwapper is a free online service that helps housing association and local authority tenants find mutual exchange opportunities across the UK. Once registered, you can create a profile, add details about your current home, and specify the type of property you are looking for.
HomeSwapper will then match you with other tenants throughout the UK who may be interested in swapping homes.
Register at: www.homeswapper.co.uk
Who arranges the exchange?
Before agreeing to an exchange, we strongly recommend that both parties view each other's homes carefully and discuss any outstanding issues. Mutual exchanges are completed on an "as seen" basis, which means you accept the property in its current condition when the exchange takes place. Tai Tarian is not responsible for resolving issues identified after the move, such as unwanted furniture, rubbish, garden maintenance, decoration, flooring, or other items left by the previous tenant. It is important that you are satisfied with the condition of the property before agreeing to proceed with the exchange.
Found someone to swap with?
If you have found a suitable tenant to exchange homes with, you will need to submit your exchange application through SwapTracker.
SwapTracker is the system used to manage and track exchanges. It allows all parties involved to complete the required information and helps us process your exchange request as quickly as possible.
Once your application has been submitted through SwapTracker, it will be reviewed by our Lettings team.
What happens next?
Once your SwapTracker application has been submitted:
All parties must complete the required exchange information.
A lettings officer may arrange a visit to inspect your home.
The inspection ensures that the property is being maintained in line with your occupation contract.
Any issues identified may need to be resolved before approval can be granted.
When might an application be refused?
We may not be able to approve a mutual exchange or transfer if:
You have rent arrears.
Your property is not being maintained to a reasonable standard and/or the property has been damaged.
The property you want to move to is not suitable for your household's needs (for example, it is too large or too small, or contains specialist adaptations that are not required)
You are in breach of any other conditions of your occupation contract.
If your application is approved
If your mutual exchange is approved, we will confirm this in writing. You will also be able to view updates on the SwapTracker website.
Various safety checks (including Gas and Electric) will be required before the move can take place.
A member of the Lettings team will then contact you to:
Complete the contract paperwork
Confirm your moving arrangements
Provide any further information you may need before moving.
We're here to support you throughout the process and help make your move as smooth as possible.
Don't want to swap – Transfer applications
If you need to move but do not want to arrange a mutual exchange, you may be able to apply for a transfer.
Transfer applications are assessed in line with our Allocations policy and your housing need. We will process your application and keep you informed of the outcome.
