Affordable rents and service charges

Deciding together how much rent you pay
We have around 9,000 homes across Neath Port Talbot and the surrounding areas, and last year we collected £55 million in rent, received £6 million from a Welsh Government grant and £2 million from other income.

We have worked with you to consider how much rent to charge for 2026/27 (based on guidelines given to us by the Welsh Government). Your views about affordability have given us a great understanding of what you think about the rent you pay.

Affordable and fair
You have told us that our rents and service charges are generally affordable and fair, but we want to continue our work with you to aim for fairness and sustainability based on our four affordability principles:

  1. We will assess our rents against market rents, and the rents charged by other housing associations in the area and agree a proposal based on the results.
  2. Our rents will be affordable in line with the Living Rent Model for households with tenants who earn a low wage.
  3. Our rents will take into consideration the number of bedrooms you have. 
  4. We will set out what tenants will receive for service charges, and will ensure the amount is fair, reasonable, and provides value for money.
  5. Rent and service charges for Haven and supported housing will be set fairly, taking account of the distinctive services and facilities provided, the nature of the buildings, and the need to safeguard affordability for tenants. 

The majority of our money is spent on improving and maintaining your home and on our services.

Some tenants will also pay services charges, an extra charge to cover the cost of additional services they receive. More information on service charges can be found here.
